THE HOUSE
Master Suite — King bed, veranda access, mountain/city views, jetted Jacuzzi tub, oversized walk-in shower. The most private retreat — ideal for grandparents or the couple who booked the trip.
Agave Room — King bed, warm sun-toned linens, vivid agave artwork, whitewashed rustic headboard.
Cowboy Room — Queen bed, vintage Western art trio, leather and earth tones.

SONORAN DESERT NOTICE

OCCUPANCY
Max 14 overnight guests (Owner approval required above 12). Max 4 day visitors (7 AM–10 PM only). At least one registered overnight guest must be on-site whenever day visitors are present. Day guests may not substitute for a departing overnight guest. All guests must be declared at booking — undisclosed guests trigger retroactive fees.
NOISE
70 dB daytime (7 AM–10 PM) / 62 dB nighttime (10 PM–7 AM). Ambient noise monitors (no audio recording) are in place. Three-strike policy: two written warnings, then immediate booking termination without refund.
POOL & SPA
No glass on the pool deck — ever. Zero tolerance. No diving. Adult (18+) supervision required for all minors in or near the water. Spa: 2-hour jet sessions included at no charge; pool and spa heating is a seasonal paid add-on.
GOLF SIMULATOR
Adults 18+ only. No exceptions. Personal clubs permitted at guest`s risk.
NO SMOKING / NO VAPING
Anywhere on the property — interior or exterior. Elevated Sonoran Desert wildfire risk.
NO OPEN FLAME

NO FIREARMS OR WEAPONS
No firearms, ammunition, weapons of any kind are permitted on the property at any time. Violation results in immediate termination without refund.
NO ILLEGAL SUBSTANCES OR MARIJUANA
No illegal drugs, controlled substances, or marijuana in any form are permitted on the property, regardless of Arizona state law, due to fire safety concerns and insurance requirements.
PETS
Not permitted without prior written approval. Unauthorized pets result in fees and grounds for termination.
CHECK-IN / CHECK-OUT
Check-in: 4:00 PM. Check-out: 10:00 AM. 30-minute check-out grace period. Early check-in and late check-out when available with prior written approval.
RENTAL AGREEMENT + ONLINE CHECK-IN REQUIRED
Two steps required before check-in credentials are released: (1) Sign the rental agreement via the link sent after booking. (2) Complete the online check-in form — sent 72 hours before arrival.
